Vancouver Island runs on its own rhythm. Inventory is tighter than the mainland, the buyer pool changes by season, and the same neighbourhood can feel very different depending on whether you’re commuting to the harbour, raising kids near a beach, or retiring near a vineyard.

Below is the working set of questions I walk every client through — first-time buyer, relocation, or seller.

The 8-point review

    Why this place, why now

    What's the actual reason for the move? Lifestyle, family, work, retirement — each leads to a different shortlist.

  2. 02

    Community fit

    Walkability, schools, neighbours, the drive to the ferry. What does a normal Tuesday look like here?

  3. 03

    Inspection & condition

    Island homes range from brand-new builds to heritage cottages. The inspection scope changes accordingly.

  4. 04

    Financing & timing

    Pre-approval is a date stamp, not a guarantee. Rate moves, bridge timing, and overseas funds add complexity.

  5. 05

    Tax exposure

    GST on new builds, Property Transfer Tax, foreign buyer rules, speculation tax. None appear on the price tag.

  6. 06

    Strata & bylaws

    If it's a condo or townhome — bylaws, depreciation reports, age-restriction clauses, rental rules. All in the documents.

  7. 07

    Selling timing

    If you're selling first, when do you list, when do you close, and where do you live in between?

  8. 08

    After the keys

    Utilities, insurance, settlement basics, where to find a doctor. The work doesn't end at completion.

On method

I don’t push, I read carefully and write back honestly. If a property isn’t right for you, I’ll say so — even if that means waiting a few months for the right one. The brokerage compensation comes from the transaction; the trust comes from being straight with you.
